Yes, Affordable Housing Network provides affordable rental housing in the Cedar Rapids area for people who have Section 8 (Housing Choice) vouchers. However, you do not have to have a Section 8 voucher to rent from us, as we provide other affordable housing options through alternative housing programs.

We provide affordable rental housing scattered throughout the Cedar Rapids area. In order to be approved for residency at an Affordable Housing Network property, applicants must be income eligible (household income must be at or below the appropriate income limit as established by HUD for the Cedar Rapids metropolitan area), have favorable landlord references for the past three years, demonstrate the ability to make rental payments, and pass the criminal and credit background check.

If you have questions regarding qualifications please contact us at (319) 363-1403 or via email ahni@fouroaks.org.

Generally, the Department of Housing and Urban Development (HUD) determines the income limits that AHNI must use when reviewing the income eligibility of its applicants. HUD updates these income limits on an annual basis, and these limits vary by household size and sometimes across HUD programs. Because AHNI’s properties are subsidized through different affordable housing programs, income limits may differ between properties.

If you have been determined as eligible for the Section 8 Housing Choice Voucher program (through the City of Cedar Rapids), you most likely meet the income eligibility criteria for AHNI rental units. To find out if your income meets the guidelines for an available home please refer to the “Do I Qualify ” section after selecting each rental you are interested in. Please remember that there are other selection criteria that you must meet to be approved to rent from AHNI. You may also contact AHNI at (319) 363-1403 or via email at ahni@fouroaks.org to request income eligibility information for a particular AHNI property.

It depends on the apartment and/or property. AHNI’s properties fall under different government affordable housing programs, and as such, the method used for determining rents differs across apartments and properties. For some apartments / properties, AHNI calculates rent based on 30% of the household’s adjusted income. For other properties, AHNI charges a flat rent for each unit. All AHNI facilities are at or below fair market rents in the area. Please refer to the Home Finder on the homepage for the rent for a specific apartment.
